But the scarce resource is actually borrowing capacity \u2013 as everyone\nhas a limit to how much they can and should borrow.<\/p>\n\n\n\n<p>In a normal market, investors that seek professional advice from a\nbuyers\u2019 agent will eventually be able to identify and acquire a quality asset. And\nif you had an unlimited borrowing capacity, theoretically, you could keep\nbuying property. However, the reality is that everyone has a limit to what they\ncan borrow. Safely maximising that limit allows you to invest more and build\npersonal wealth. That\u2019s why investing is a game of lending, not investing.&nbsp; <\/p>\n\n\n\n<iframe loading=\"lazy\" src=\"https:\/\/webplayer.whooshkaa.com\/episode\/600713?theme=light&#038;enable-volume=true\" height=\"190\" width=\"100%\" scrolling=\"no\" frameborder=\"0\" allow=\"autoplay\"><\/iframe>\n\n\n\n<h3 class=\"wp-block-heading\">My recent experience is case in point <\/h3>\n\n\n\n<p>My wife and I recently refinanced some loans from Westpac to ANZ.\nMost of these loans were established at Westpac in the past 3 to 5 years. One\nloan was established as a result of an unexpected, but advantageous, property\nacquisition in late 2016. To get the loan approved, we had to agree to making\naccelerated (additional) loan repayments to reduce debt. <\/p>\n\n\n\n<p>However, over the past 3 years, our loan to value ratio has reduce\nsignificantly and our overall financial position has materially strengthened.\nPlus, we have been making substantial loan repayments thereby reducing our debt.\n<\/p>\n\n\n\n<p>As such, I approached Westpac to (1) restructure our loans and (2)\naccess some equity. In short, they said no! Whilst this was frustrating (and\nfrankly nonsensical), it reminded me how important it is to know the rules of\nthe lending game. You need to know when to push and when to walk. And most\nimportantly, whether a \u2018no\u2019 is really a \u2018no\u2019 \u2013 maybe you are either talking to\nthe wrong person at your existing bank or need to go to a different bank. <\/p>\n\n\n\n<p>The short story is that we refinanced to ANZ, obtained a lower\ninterest rate, almost all debt on interest only repayments (only one loan on\nP&amp;I because we requested it, not the bank) and we obtained access to a large\namount of equity. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">To win at the game of investing, you need to first win the game of lending <\/h3>\n\n\n\n<p>I have always counselled my clients to do two things. Firstly,\nalways borrow more money than you think you need (large buffer). Secondly, the\nbest time to borrow is when you don\u2019t need it. <\/p>\n\n\n\n<p>When I started talking to Westpac back in September 2019 (yes,\nnearly 6 months ago!) in regard to restructuring our lending and accessing\nequity, I had no immediate plans for the further borrowings. However, as it has\nturned out, as a result of this refinance, I now have access to additional\nmonies I can invest in the property and\/or share markets if I want to i.e.\nthere are much better buying opportunities now, compared to 6 months ago. <\/p>\n\n\n\n<p>My point is that your ability to successfully invest to build\nwealth will be severely hindered if you are not able to proactively and\nefficiently maximise your borrowable equity. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The banks and government set the rules <\/h3>\n\n\n\n<p>In order to win the boardgame Monopoly, you firstly need to learn\nthe rules of the game and secondly work out how to play them to your advantage.\nWinning the game of lending is no different. <\/p>\n\n\n\n<p>It is important to understand that there are two types of rules. <\/p>\n\n\n\n<p>The first category of rules is prudential lending standards \u2013\nlet\u2019s call these \u2018normal rules\u2019. An example of this rule is that most lenders\nallow you to borrow up to 80% of a property\u2019s value (without charging mortgage\ninsurance). This is a hard and fast rule that cannot be bent. Some normal rules\ncan be bent a little, assuming you can demonstrate to the lender that there are\nmitigating factors. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">The unwritten rules of lending <\/h3>\n\n\n\n<p>The second category of rules are unwritten, which are typically\nonly learnt by experience. For example, referring back to my Westpac refinance\nstory above, a credit manager approved our loans back in 2016 on the condition\nthat we were to make accelerated principal repayments. Therefore, for a credit\nmanager to decide in 2019 that this is no longer required, would to some\nextent, be sticking their neck out. We know that the banks have really clamped\ndown on credit managers and no employee wants to risk their bonus (or worse,\ntheir job) by approving a loan unless it appears to be very low risk.\nOverturning a past credit decision, albeit one that was made over 3 years ago,\nfeels like a risky thing to do. Therefore, for a credit manager, its best to\nsay no, even if it results in lost business. <\/p>\n\n\n\n<p>Another example is challenging a bank valuation. It is near on\nimpossible to get a valuer to change their valuation report, even if you\npresent new evidence. No professional wants to admit they are wrong or initially\ndid a poor job. <\/p>\n\n\n\n<p>That is why you need to know the rules and when you can bend them\nand when you can\u2019t. Sometimes, the best thing is to go to a different lender,\neven if you find a bank\u2019s answer completely illogical.&nbsp; &nbsp;<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">3 ways to win the game of lending &nbsp;<\/h3>\n\n\n\n<p>Using the banks money to build your personal wealth is a powerful\nstrategy if implemented correctly. This is even more true in the current low\ninterest rate environment. To maximise the power of this strategy, you need to\ndo three things successfully. I list these below in order of importance. &nbsp;<\/p>\n\n\n\n<ol><li><strong>Maximise\nyour borrowable equity<\/strong> \u2013 in practice this usually means proactively\nrestructuring lending every 1 to 5 years (depending on your circumstances) to\nensure you can maximise your safe borrowing limits. The more money you can\nborrow <em>safely<\/em> and invest in quality assets, the more wealth you can\nbuild in the long run. The vital adjective here is \u201csafely\u201d. <\/li><li><strong>Make\nborrowings tax effective <\/strong>\u2013 borrowing for investment purposes is\ntax-effective, as you can claim the interest cost as a tax deduction. This is a\nsubstantial tax deduction over the life of an investment, and it should not be\ncompromised. Actions such as ensuring loans are structured correctly, using\noffsets, not mixing loan purposes for example are all important steps to\nachieving this goal. <\/li><li><strong>Minimise\ninterest and fees <\/strong>\u2013 this is an obvious one. However, most\ninvestors tend to unduly focus solely on this step at the expense of the other\ntwo above, which costs them dearly in the long run. <\/li><\/ol>\n\n\n\n<h3 class=\"wp-block-heading\">The rules have changed a lot of the past few years<\/h3>\n\n\n\n<p>When I started this business in 2002, lending was so easy. We\ncould simply approach a bank, nominate a loan amount, receive the loan\ndocuments and the loan would be set up. Sometimes, a few days later, the bank\nmight even ask the client to sign an application form just to \u201cfulfill their compliance\nobligations\u201d. &nbsp;Of course, that way of\ndoing business was absolutely irresponsible and things definitely needed to be\ntightened up. <\/p>\n\n\n\n<p>However, things have probably gone too far the other way. My\nrecent refinance experience demonstrated this. I\u2019m very organised and I know\nwhat\u2019s required. But the amount of questions and paperwork that the bank\nrequested was ridiculous. But there\u2019s no point complaining about it.
