So, as an accountant and financial advisor, it pains me\nto say that numbers are not always right! <\/p>\n\n\n\n<p>Numbers are factual, verifiable, logical and the \u2018robustness\u2019\ngives me a lot of confidence. However, when it comes to investing in property,\na focus on numbers alone can cause very costly mistakes. <\/p>\n\n\n\n<iframe loading=\"lazy\" src=\"https:\/\/webplayer.whooshkaa.com\/episode\/720996?theme=light&#038;enable-volume=true\" height=\"190\" width=\"100%\" scrolling=\"no\" frameborder=\"0\" allow=\"autoplay\"><\/iframe>\n\n\n\n<h3 class=\"wp-block-heading\">Evidenced-based approaches are rooted in simple math<\/h3>\n\n\n\n<p>I am a strong believer in only employing evidenced-based\ninvestment methodologies. That is, only invest when there is overwhelming evidence\nthat the methodology will generate the investment returns you desire. If there\nis no evidence, then it is too risky. You may as well throw darts at a\ndartboard. <\/p>\n\n\n\n<p>Of course, normally we look to math to verify the\nevidence. Therefore, I appreciate that me stating that numbers can\u2019t always be\ntrusted may be somewhat contradictory. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Why can the property data be wrong? <\/h3>\n\n\n\n<p>It is very important to understand what has driven the\ndata, because not all data is reliable or meaningful. <\/p>\n\n\n\n<p>Suburb median data is a good example of this point.\nSometimes I see advisors or journalists reporting median house price growth in\na given suburb, often to support an investment case. But it\u2019s important to\nunderstand the data before drawing any conclusions. &nbsp;<\/p>\n\n\n\n<p>Was the volume (number) of sales statistically significant?\nWere the properties that sold during the period representative of the property\ntype you are considering investing in? Were the results driven by a once-off change\nsuch as the release of more land, major developments or the gentrification of the\nsuburb? <\/p>\n\n\n\n<p>Just because a suburb has generated price growth of 9%\np.a. over the past 5 or 10 years, doesn\u2019t necessarily suggest its future growth\nwill be in line with this. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Asset-specific property data <\/h3>\n\n\n\n<p>Property specific historical data can also sometimes be unreliable.\n&nbsp;<\/p>\n\n\n\n<p>It is important to ascertain whether past sales were\nrepresentative of the true market value of the subject property. Situations\nsuch as sales between related parties, transactions in very buoyant markets\n(i.e. if purchaser overpaid), if any capital improvements were made to the\nproperty during the period and so on. These can all affect the implied capital\ngrowth rate. <\/p>\n\n\n\n<p>Not every sale perfectly reflects a property\u2019s intrinsic\nvalue, so care must be taken. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Property data can over or under inflate historic growth rates<\/h3>\n\n\n\n<p>Data might suggest that a particular suburb or\ngeographical location is primed for future growth, but if the data is wrong or\nunreliable, you could make a very costly investment mistake. <\/p>\n\n\n\n<p>Similarly, individual property growth data might suggest\na property is a good or bad investment, but the reality might be different. You\nmust understand the story behind the numbers. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">And this is where the art comes in\u2026<\/h3>\n\n\n\n<p>You should never make important property decisions on\ndata alone. The data only gets you part of the way. You must compliment that\ndata with local area knowledge and expertise. <\/p>\n\n\n\n<p>Having many years of experience in a geographical market\nallows you to understand a market better and appreciate any changes in value\ndrivers. This is where the \u201cart of property\u201d plays an important role. It gives <em>context<\/em>\nto the data and allows you to decide on its relevance. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Leaning on someone else\u2019s experience <\/h3>\n\n\n\n<p>According to the <a href=\"https:\/\/www.theguardian.com\/lifeandstyle\/2011\/aug\/12\/labour-illusion-oliver-burkeman\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">Guardian<\/a>, psychologist Dan Ariely (sidebar: he has given some interesting and entertaining <a href=\"https:\/\/www.ted.com\/speakers\/dan_ariely?language=en\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\">TED talks<\/a>), tells a tale to demonstrate the value of experience:<\/p>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>There was an industrialist whose production line inexplicably breaks down, costing him millions per day. He finally tracks down an expert who takes out a screwdriver, turns one screw, and then &#8211; as the factory cranks back to life &#8211; presents a bill for \u00a310,000.<\/em><\/p><\/blockquote>\n\n\n\n<blockquote class=\"wp-block-quote\"><p><em>Affronted, the factory owner demands an itemised version. The expert is happy to oblige: &#8220;For turning a screw: \u00a31. For knowing which screw to turn: \u00a39,999.&#8221;<\/em><\/p><\/blockquote>\n\n\n\n<p>Investing in property requires several hundreds of\nthousands of dollars. Getting it wrong can be very costly in terms of lost\nmoney or opportunity cost. Engaging an expert with several years of experience\nwill help you avoid making a costly mistake. <\/p>\n\n\n\n<p>It is for this reason that it is critical if you are\ngoing to engage the services of a buyers\u2019 agent, they must be an expert in\ntheir geographical market. Some buyers\u2019 agents will buy property all over\nAustralia but to me, that just feels too risky and waters down the very value\nthat a buyers\u2019 agent should provide. <\/p>\n\n\n\n<p>There is overwhelming evidence that using the right\nbuyers\u2019 agent does minimise the likelihood of you making a costly mistake. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">Reviewing property performance each year can be meaningless <\/h3>\n\n\n\n<p>I have written many, many times that reviewing your\ninvestment\u2019s performance is very important. However, with property, that can be\ndifficult to do as performance is almost never evenly distributed i.e. straight\nline. Just because your property hasn\u2019t delivered any capital growth for a few\nyears doesn\u2019t necessarily mean it\u2019s a dud asset. Again, in this situation local\nmarket expertise is critical \u2013 even more critical than financial analysis. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\">It\u2019s both art and science <\/h3>\n\n\n\n<p>As I wrote in a blog in 2016, investing in property is <a href=\"https:\/\/wealthcoach.com.au\/stage\/property-neither-art-science\/\" target=\"_blank\" rel=\"noreferrer noopener\" aria-label=\" (opens in a new tab)\"><em>part-art and part-science<\/em><\/a>. Trawling the internet for data is an important step in completing investment analysis. However, it is only one of many important steps. Beware of being sucked into analysis alone.
